Vasilievsky Island

KCAP Architects&Planners and ORANGE Architects win the first prize in the urban and architectural competition for the most western tip of Vasilievsky Island in St. Petersburg, that will become the most prominent manifestation of the city of St. Petersburg on the Gulf of Finland. With the urban plan, the 15 ha site will become a new part of the city with a diverse mix of urban functions facilitating and interconnecting the surrounding areas.

About 300 years ago Peter the Great opened his window to the West on the banks of the Neva River, on the unpromising swampy location fragmented by the Neva delta. Saint Petersburg became a melting pot of Russian and European influences where Amsterdam - also lying in the delta and encircled by water - was one of the inspiration sources for the new city on the Baltic Sea.

The site is splendidly situated next to the passenger harbor at Vasilievsky Island. When cruise ships reach St.Petersburg from the sea the project will be the first image of the city guests see. By this means the project forms a beautiful antechamber of the majestic historical center of St. Petersburg. At the same time it is important to create on this site enjoyable and attractive high-quality living and business environment, a place by the water where people feel comfortable to come shopping or relax.

The setup of the ground plan refers to the structure of St. Petersburg’s center with solid urban blocks and diversity of the enclosed urban gardens and courtyards. This classic urban setup offers shelter and protection to the lower levels of the plan and generates a variety of public spaces bordered mainly by 4 to 9 floors high facades. The covered porticoes and promenades offer protected and comfortable walks through the site from one courtyard to another.

The towers form the layer above the urban blocks; the ensemble of the vertical buildings with a 75 meter maximum height housing the rest of the program. Via the lobbies and vertical circulation cores the slender towers connect to their respective urban blocks. The towers’ position allows optimum insolation and unique panoramas towards sea and the city from the apartments and offices. The towers’ facades are defined by the light-colored framework containing a variety of windows, glazed winter gardens or balconies.

The highest level is the “dream”. It is shaped by a theme of exceptional crowning of the towers projecting itself onto great distances. Altogether the gold-colored spires form a special roofscape which refers to St.Petersburg’s monumental center. When the cruise ships arrive in the summer the spires lit up by sun, in the winter they shine in the white landscape while in the evenings they are lit like coastal lighthouses.

The spires are the jewels of the plan. They spring up from the facades below through the refined transition from square to triangular framework, like enchanting Faberge-like patterns to give the entire plan the expressive, recognizable, and iconic character.
